Is it permissible in Islam to buy things on EMI? Some companies offer zero interest EMI on their products. Is it permissible to buy them?

It is lawful to buy goods on EMI provided the whole price and EMI are fixed at the time of purchase and the time of paying the EMI is also fixed. Also there is no condition of price hike in case the buyer is unable to pay an installment in time.
وفي المجلة، رقم المادة: 225: البيع مع تأجيل الثمن وتقسيطه صحيح ، وفي قضايا فقهية معاصرة: أما الأئمة الأربعة وجمهور الفقهاء والمحدثين فقد أجازوا البيع المؤجل بأكثر من سعر النقد بشرط أن يبت العاقدان بأنه بيع مؤجل بأجل معلوم بثمن متفق عليه عند العقد . قال الإمام الترمذي: وقد فسر بعض أهل اعلم قالوا بيعتين في بيعة أن يقول: أوبيعك هذ الثوب بنقد بعشرة وبنسيئة بعشرين ، ولا يفارقه على أحد البيعتين فإذا قارقةه على أحدهما، فلا بأس إذا كانت العقدة على أحد منهما (الترمذي، باب ما جاء في النهي عن بيعتين في بيعة ، رقم: 6231) وقال اسرخسي: وإذا عقد العقد على أنه إلى أجل كذا بكذا وبالنقد بكذا، فهو فاسد، وهذا إذا افترقا على هذا، فإن كان يتراضيان بينهما ولم يتفرقا، حتى قاطعه على ثمن معلوم، وأتما العقد عليه؛ جاز (المبسوط للسرخسي: 8/13، ط: دارالمعرفة، بيروت، وكذا في مجمع الأنهر في شرح ملتقى الأبحر: 2/ 78)

I have purchased a house financed by a commercial bank in India. I have to pay an E.M.I. comprises with Principle & Interest. I am compelled to go for this arrangement for purchase of a house as my financial condition does not permit me on its own.
Therefore my questions are –
1. Whether Shariyah permits this arrangement?
2. Can I pay the Interest component in my EMI through some investment in a business of leasing, hiring & renting of automobiles where I get a fixed, assured monthly income?

Answer
Interest is haraam and unlawful. Equal monthly installments includes the payment of the principle sum together with interest for a certain number of months. As this arrangement consists of interest payment, it would therefore be impermissible.
One is not allowed to give halal lawfully earned money to pay off interest. The money gained from investing into a business of leasing, hiring and renting is lawful, thus one cannot use this money to pay the interest of an EMI agreement. (Jadeed Fiqhi Masaail p.406 v.1)
